The state of Utah has purchased the former headquarters of the FranklinCovey Co. in West Valley City. The state said the five-building facility will become the home of the Utah Department of Health and Human Services.
FranklinCovey's former corporate headquarters, known as the Franklin Campus, was constructed across the 1990s with specific buildings on Decker Lake Boulevard being built between 1989 and 1995 by Franklin Quest before it merged with the Covey Leadership Center to form FranklinCovey in 1997.
Commercial real estate company Colliers, which handled the transaction, said the sale price was $40 million. Colliers Chairman Brandon Fugal and Managing Director Chris Kirk brokered the deal.
"This landmark acquisition secures a campus capable of meeting Utah's operational needs for decades to come," said Fugal. "Acquiring an asset of this quality at a fraction of replacement cost reflects responsible stewardship of public resources while creating lasting value for the state."
The 21.7-acre campus features expansive floor plates, abundant parking and a comprehensive amenity package, including a cafeteria, fitness center and auditorium, providing the infrastructure and capacity needed to accommodate a statewide government workforce from Day 1, the announcement said.
The purchase by the state eliminates the needs for years of planning, design and construction for a facility to house a government agency.
"Transactions like this are exceptionally rare," said Kirk. "Properties of this caliber and operational readiness seldom become available. For the state, this acquisition secures long-term certainty through a campus that would be extraordinarily difficult to replicate in today's market."
